Septic tanks are sized by bedrooms, not by how many people live in the house. The tank has to serve whoever owns the house next, and the bedrooms are what limit how many people that could be. So a couple in a four-bedroom house needs the four-bedroom tank.

This gives you the minimum the national model code sets for your bedroom count, the figure most permits start from.

A garbage disposal matters in some places and not others. The model codes add nothing for one, but some state codes want a bigger tank, up to half again as much. Tell the calculator whether you have one and it shows the most you might be asked for.

The minimum comes from the International Private Sewage Disposal Code, the model code many states adopt as written. Its table sets 750 gallons for one or two bedrooms, 1,000 for three, 1,200 for four, 1,425 for five, 1,650 for six, 1,875 for seven and 2,100 for eight, rising about 225 gallons for each bedroom past that. The other widely used model, the Uniform Plumbing Code, is the same through four bedrooms.

A garbage disposal changes the answer only in some places. Both model codes add nothing for one. Some state codes do: one counts a disposal as an extra bedroom, and the strictest wants at least 50 percent more tank, split into two compartments. When you say you have a disposal, the calculator shows the largest of those, so you can see the most you might be asked for.

Worked example. A three-bedroom house: the model code says 1,000 gallons. With a garbage disposal, the minimum is still 1,000 under the model codes, but the strictest state code would want 1,500.

What size septic tank do I need for a 3-bedroom house?

Usually 1,000 gallons. Both national model codes set 1,000 gallons for three bedrooms, and most state codes land there too. A garbage disposal can raise it where the state code adds for one, as high as 1,500 gallons in the strictest.

What size septic tank for a 4-bedroom house?

The model codes say 1,200 gallons, and some state codes ask for 1,250 to 1,500. Tanks are sold in steps that vary by maker, so a four-bedroom house ends up with a tank at or above the size its code sets. With a garbage disposal, the strictest code would want 2,250.

Only two of us live in a four-bedroom house. Can we use a smaller tank?

Not under the codes. They size by bedrooms because the next owner might fill every one of them, so a four-bedroom house needs the four-bedroom tank whoever lives there now. A smaller household simply fills the tank more slowly, which means pumping it less often.

We want to finish the basement with a bedroom.

Check the septic permit before you frame it. A new bedroom raises the required tank in most codes, from 1,000 to 1,200 gallons going from three to four bedrooms under the model code. Ask the health department that issued your septic permit what it needs before you add the room.
