Repair or replace? The three-question test

AC repairs run $150–$650, so a young system with one problem gets fixed, not replaced. Replace when the answers stack: is it 10–12+ years old? Is the repair quote half the cost of new? Does it still run R-22 or R-410A refrigerant? Old refrigerants are being phased out and get pricier to top off every year — a leak in an R-22 system is usually the system's retirement letter.

Central air conditioners die on a schedule — 10 to 15 years of summers, then the repair calls start — and the replacement decision usually arrives mid-heat-wave, which is the worst possible time to learn the pricing landscape. Here it is in advance, in the two dimensions that matter: how much house you're cooling, and how efficient a system you buy.

Size comes first because it isn't a choice. Air conditioners are sized in tons of cooling capacity, tonnage follows your square footage, and both undersizing and oversizing are expensive mistakes — an undersized unit runs constantly and dies young; an oversized one short-cycles and never dehumidifies. A 1,000 sq ft home needs 1.5–2 tons at $4,500–$7,000 installed; a typical 2,000 sq ft home needs 3.5–4.5 tons at $7,000–$11,500; big homes past 3,000 sq ft need 5+ tons at $10,000–$16,000 and up.

Efficiency is the real decision. SEER ratings run from the federal minimum (14 in northern and southwestern states, 15 in the southeast) to 26 at the maximum-efficiency end. Each step up costs more installed — about $1,400 more for 15–16 SEER over baseline, and $6,100–$9,400 more for the 22–26 SEER variable-speed tier. Whether the premium pays back is a climate bet: in Phoenix, high SEER earns its keep; in Minneapolis, the cooling season is too short to amortize it.

The size axis. Published installed pricing runs in nine steps from 1,000 sq ft (1.5–2 tons, $4,500–$7,000) through 2,000 sq ft (3.5–4.5 tons, $7,000–$11,500) to 3,000 sq ft (5+ tons, $10,000–$16,000+), and this calculator interpolates between the steps for in-between homes. Below 1,000 sq ft the price stops falling — the smallest real system is still the bill — and above 3,000 sq ft the top of the range is honestly open-ended, because very large homes often need multiple systems.

The efficiency axis. The SEER table prices five tiers, and the calculator applies each tier's premium over the 13–14 SEER baseline: +$1,400 for 15–16 SEER, +$2,200–$2,700 for 17–18, +$3,800–$4,300 for 19–21, and +$6,100–$9,400 for the 22–26 maximum tier. One distinction worth keeping straight: compressor staging (single-stage, two-stage, variable-speed) is a comfort feature that spans SEER tiers rather than mapping onto them — two-stage units are common anywhere from 15 SEER up. The exception is the very top: reaching 22+ SEER essentially requires a variable-speed compressor, which is why maximum efficiency and maximum comfort arrive together in that tier.

What's excluded, deliberately. Ductwork. Every published figure — and therefore every figure here — excludes duct modifications or replacement, and aging ducts often need attention exactly when the system does. It's the single most common reason a real bid exceeds this range, which is why the results say it out loud.

🔍Finding your inputs

How big is your home? Count only the space the AC actually conditions — finished, cooled square footage, not the garage or an unfinished basement. If you're between sizes or your home is unusual (cathedral ceilings, huge windows, poor insulation), treat the result as the starting range: the load calculation in a real bid can move tonnage a half-ton either way.

How efficient a system? The honest decision framework: hot-climate homes with long cooling seasons (the South, the Southwest) recoup high-SEER premiums through summer bills and should look hard at 17+ SEER. Mild-summer homes struggle to amortize anything past the 15–16 value tier. Two non-negotiables regardless: you can't buy below the federal minimum for your region (14 SEER north/southwest, 15 southeast), and if humidity is your complaint, the variable-speed top tier is the actual fix — it runs long, slow, dehumidifying cycles that single-stage units can't. Note that compressor staging is its own axis: two-stage comfort is available from 15 SEER up (a 15.2 SEER two-stage is a perfectly normal purchase), so shop the SEER number for efficiency and the staging for comfort.

⚠️Special situations

My AC died mid-heat-wave and I need it replaced now

You're buying in the worst market of the year — installers are booked and urgency premiums are real. Triage: a $150–$650 repair that buys even one more season lets you replace in the shoulder season (fall/spring), when quotes soften and calendars open. If replacement truly can't wait, get at least two bids even under pressure — phone quotes from reputable outfits take hours, not days, and the spread between two emergency bids routinely covers the effort.

My system still uses R-22 (or R-410A) refrigerant

That's the retirement letter. R-22 is fully phased out — a leak means recharging with reclaimed refrigerant at painful prices — and R-410A is now being phased down behind it. Any significant repair on these systems is money into a platform the industry is abandoning. New systems use R-32 or R-454B; when you replace, you exit the refrigerant treadmill entirely.

The bid proposes a bigger unit than this calculator suggests

Ask to see the load calculation — the sentence that separates real HVAC contractors from guessers. Bigger is not safer: an oversized AC short-cycles, cools the air without dehumidifying it (cold and clammy), and wears itself out faster. If the answer is 'we always go a half-ton up,' get another bid. A legitimate upsize has a reason attached: bad insulation, western glass, added square footage.

Should I replace the furnace or air handler at the same time?

If it's 12+ years old, probably — the labor overlaps substantially, a matched system carries one warranty and one efficiency rating, and a new AC paired with a dying blower motor is a callback waiting to happen. If the furnace is under 8 years old, keep it; just confirm the new AC's indoor coil is compatible. The awkward 8–12 year middle is a judgment call that a trustworthy contractor will walk you through rather than upsell through.

I'm choosing between repairing a 13-year-old unit and replacing it

Run the 50% rule with the age weighting: at 13 years, the system is past its 10–15 year design life, so even a $700 repair is buying months, not years. Add the running-cost angle — a 13-year-old builder-grade unit is likely 10–13 SEER, so a new 15–16 SEER system cuts cooling bills meaningfully from day one. The repair that makes sense on a 6-year-old system is throwing good money after bad on a 13-year-old one.
